Our network set the standard for home renovation services; they're each assessed against these criteria before joining BuildUpp:
A good company will be well organised and well run. We check each companies filing history with companies house and other public resources from the last 3 years or more to check for good management.
The founder and CEO, Harry Molyneux (RIBA / ARB Chartered Architect), checks each companies design portfolio. Whilst we're not looking for the most artisan of companies, there is a minimum quality standard that we believe every homeowner is entitled to.
We obtain a minimum of 3 references from previous clients of all members of our network or receive recommendations from Harry's personal network. This is the final check we undertake to ensure our members are all a delight to work with on a personal level.
Why we LOVE
Design & Build?
We believe design & build is the future. For home extensions and refurbishments, there's no simpler way to deliver your project and we're here to help you with that journey.
The founder and CEO has been a residential architect for over 10 years. There's a time and a place for appointing an architect to oversee a project, for relatively small home extensions and refurbishments, this is not it. Traditionally you would appoint an architect at the outset of your project to help design & manage the project up to the point where you hand over to a builder.
This involves obtaining local authority consents (planning & building control), finding other consultants and bringing them into the team (structural engineers, party wall surveyors & approved inspectors at a minimum) helping with tender and then project management on-site to deliver the project. Unfortunately, for small home extensions there's rarely the budget to afford a good architect to oversee all these steps. As such, a homeowner is left fending for themselves throughout all these stages. Which can be extremely time-consuming and stressful.
Design & Build
Design and build is a term describing a project delivery route in which the main contractor (builder) is appointed to design and construct the works, as opposed to a traditional contract, where the client appoints consultants to design the development and then a contractor is appointed to construct the works.
The contractor is responsible for the design, planning, organisation, control and construction of the works to the employer’s requirements. The employer gives the tenderers the ‘Employer’s Requirements’ and the contractors respond with the ‘Contractor’s Proposals’, which include the price for the works. Design and build can be seen as giving a single point of responsibility for delivering the entire project.
Once you have appointed a Design & Build contractor, it's over to them. You will have one point of contact throughout your entire journey, as opposed to contacting multiple parties for delivering different services under different contracts. This process saves time, stress and in the long-run, money!
